Job Summary:
We are seeking a dynamic and experienced Commercial Manager to join our team. The successful candidate will be responsible for developing, performing, and maintaining the effective provision of all commercial services within the business to ensure maximum efficiency, quality, service, and profitability.

Key Responsibilities:

  • Recommend and develop policies, procedures, and objectives for the cost-effective operation of the Commercial Department in accordance with the Responsible Business Plan.
  • Ensure direct reports understand that the business’s profit targets are reflected in all its commercial operations.
  • Contribute to the training and development of direct reports.
  • Attend monthly Senior Managers Meetings to provide key information for business decisions.
  • Attend monthly QS Manager’s Meetings to discuss departmental improvements and industry hot topics.
  • Keep abreast of innovations and good practices within the construction industry and introduce them strategically.
  • Motivate and manage junior commercial team members.
  • Attend prearranged training courses and legal updates.
  • Understand and implement health and safety regulations on-site.

Pre-Construction Stage:

  • Provide contractual and commercial support to the pre-construction team.

Construction Stage:

  • Attend pre-start and monthly progress meetings with clients and stakeholders.
  • Build relationships with clients and stakeholders to foster a partnering ethos.
  • Ensure all final accounts are prepared, submitted, and certified promptly.
  • Gain an understanding of main contract amendments and their commercial impact.
  • Approve sub-contract documents and ensure timely issuance.
  • Approve interim and final payments to sub-contractors.
  • Draft and issue consultant appointments.
  • Prepare and submit required notices, letters, and records.
  • Lead the preparation and negotiation of contractual claims.

Person Specification:

Qualifications, Skills, Knowledge, and Experience:

  • Essential:

    • Quantity Surveying degree or postgraduate conversion course accredited by RICS.
    • Working towards RICS membership.
    • Commitment to personal and professional development.
    • Proven senior-level experience in a similar role.
    • Experience with Pre-Contract Services Agreements on two-stage tenders.
    • Familiarity with JCT and NEC forms of contracts.
    • Ability to identify commercial/legal risks and opportunities.
    • Strong interpersonal and teamwork skills.
    • Excellent attention to detail and IT skills.
    • Robust maths and data analysis skills.
    • Commercial awareness and strategic mindset.
    • Ability to work under pressure and on own initiative.
  • Desirable:

    • Member of the Royal Institution of Chartered Surveyors (MRICS).
    • CSCS card.
    • Driving licence.
    • Project management skills.
